That is what a buyer’s market looks like in numbers rather than in a headline. If you are shopping above $700,000 in DeSoto you have time, you have choice, and you have room on price, closing costs and repairs that a buyer at $340,000 simply does not have.
Down in the $300–400K band the picture flips. Sixty-four homes sold against sixty-one listed over the same six months. There, the plan is about being ready to move — financing lined up, terms decided in advance — not about how hard you negotiate.
What you are actually buying
The median DeSoto home was built around 1994. That puts a typical house here at roughly thirty years old — past the useful life of an original roof, an original HVAC system, and in many cases the original water heater and windows.
None of that is a reason to walk away. It is a reason to know, before you write an offer, which of those systems have been replaced and which have not, because the answer is worth five figures and it belongs in your negotiation rather than in a surprise six months after closing.
On a house this age I want the roof age, the HVAC age, the water heater date, any foundation work and its warranty, and the electrical panel — in writing, before we talk price.
