The median Lancaster, TX home sold for $270,000 in September 2026 (NTREIS). With 20% down at 7.40%, principal and interest is about $1,496 a month, with a 7.50% APR. A year ago the median home was $282,000 and the rate was 6.27%, which made it about $1,392. Taxes, insurance, and HOA dues come on top.
On the $270,000 median sold price (NTREIS Monthly MLS Summary Report, September 2026), a 20% down payment is $54,000 and the loan is $216,000. At 7.40%, the 30-year fixed average in the Freddie Mac survey released October 15, 2026, principal and interest is $1,495.54 a month. The APR is 7.50%.
Payments cover principal and interest only. They leave out property taxes, insurance, HOA dues, and mortgage insurance. The APR assumes $1,495 in finance charges, no points, and 15 days of prepaid interest. This is an example, not a loan offer; rates change daily.
About $104 more each month. In September 2025 the Lancaster median sold price was $282,000 and the 30-year rate was 6.27% (Freddie Mac Primary Mortgage Market Survey). With 20% down, the loan was $225,600 and principal and interest was $1,391.99, with a 6.36% APR.
| September 2025 | September 2026 | |
|---|---|---|
| Median sold price | $282,000 | $270,000 |
| 30-year rate (Freddie Mac) | 6.27% | 7.40% |
| Loan at 20% down | $225,600 | $216,000 |
| Principal and interest | $1,391.99 | $1,495.54 |
| APR (illustrative) | 6.36% | 7.50% |
The price fell 4.3% and the payment still rose $104 a month, or about $1,243 a year. Waiting for rates is a losing bet in the math above: the rate rose more than the price fell. The same comparison in another town is in the DeSoto wait-for-rates breakdown.
About $251,300. To hold last year's $1,392 payment at 7.40% with 20% down, the home price would need to land near $251,300, which is $18,700 under today's median. That is my arithmetic on the board median and the rate, not a forecast of where prices go.
Some, and less than in slower towns. Lancaster homes sold at a median 95.8% of list in September 2026, in a median 40 days (NTREIS). Divide $270,000 by 0.958 and the list price comes out near $281,800, about $11,800 above the closing price.
The market loosened over the year. Months of supply rose from 3.1 to 4.7, and there were 100 active listings against 19 pending sales. Days on market barely moved, from 39 to 40. Priced-right Lancaster homes still sell quickly.
Closing costs and prepaids come on top of the down payment. For a worked cash-to-close example on a new build in the same city, read how much cash you need to close on a Lancaster new build. If you are weighing a fixed rate against an adjustable one, the Lancaster ARM vs fixed comparison walks through both.
Less than 20% down adds mortgage insurance, which depends on your credit and loan type. A Loan Estimate gives you the real number. Get pre-approved in minutes and see your actual payment before you tour a home. For the city picture first, start with Steven's Lancaster page.
$270,000 in September 2026, down 4.3% from $282,000 a year earlier, on 21 sales (NTREIS). City medians swing with the mix of homes sold, so read the direction, not the decimal.
No. The figures here are principal and interest only. Property taxes, homeowners insurance, and any HOA dues are added on top, and they vary by address.
7.40% for 2026 and 6.27% for 2025, both Freddie Mac 30-year fixed weekly averages. These are survey averages, not quoted rates, and your rate depends on your credit, loan type, and down payment.
The board counted 100 active listings and 19 pending sales in September 2026 (NTREIS).
No. The NTREIS report covers MLS sales only. Builder direct sales are not in it, and builder incentives can change a new build payment.
