Cash to Close on a Lancaster, TX New Build (2026)
On a $320,000 Lancaster new build, the example below puts cash to close near $16,000 with a conventional loan at 5% down and about $11,200 with an FHA loan at 3.5% down, after a builder credit covers $9,600 of closing costs. Inspections, credit caps, and your lender's rules change the number.
Lancaster is the lowest price point in the Southwest DFW corridor. Its median sold price was $279,848 in June 2026, up 1.8% from a year earlier, with homes closing in a median of 40 days at 99.2% of list (Redfin, retrieved 9/9/2026). A new build usually costs more than that median, so the cash you bring matters. Most buyers focus on the down payment and miss the rest.
How much cash do you need to close on a new build in Lancaster, TX?
Plan for your down payment plus roughly 3% of the price in closing costs and prepaids, minus whatever credit the builder or seller contributes. On a $320,000 contract, that is $16,000 to $25,600 on a conventional loan depending on the credit.
These are example assumptions, not quotes. Your Loan Estimate gives the real figures once you are under contract.
| Example: $320,000 price | Conventional, 5% down | FHA, 3.5% down |
|---|---|---|
| Down payment | $16,000 | $11,200 |
| Closing costs and prepaids (assumed 3%) | $9,600 | $9,600 |
| Cash to close with no credit | $25,600 | $20,800 |
| Builder credit applied | -$9,600 | -$9,600 |
| Cash to close with the credit | $16,000 | $11,200 |
| Two inspections paid before closing (assumed) | $1,000 | $1,000 |
| Total out of pocket | $17,000 | $12,200 |
The FHA loan also carries an upfront mortgage insurance premium that is usually financed into the loan, so it does not add to cash to close here. It does raise the loan balance.
Does earnest money count toward cash to close?
Yes. Earnest money is credited toward your down payment or closing costs at closing, so it is not an extra cost. It is cash you must have available early, often within days of signing the builder's contract.
Because it leaves your account before closing, plan for it separately from your closing-day funds. See how builder earnest money works in the corridor for what the deposit protects and when it is at risk.
How much of the closing cost can the builder pay?
The lender caps it. On a conventional loan, Fannie Mae limits financing concessions to 3% of the price when you put down less than 10%, 6% when your loan-to-value is 75.01% to 90%, and 9% at 75% or less (Fannie Mae Selling Guide B3-4.1-02, Interested Party Contributions). At 5% down on $320,000, the cap is $9,600.
FHA allows a higher percentage under HUD Handbook 4000.1, but a credit can never exceed your actual closing costs. A $40,000 incentive does not turn into $40,000 of usable credit. Read how the 3%, 6%, and 9% caps cut a builder incentive. The rules are published at Fannie Mae and in the HUD handbook.
Is the builder's credit the only way to lower cash to close?
No. You can negotiate price, ask for a larger credit toward the cap, or ask the builder to pay specific line items. Each has trade-offs for your appraisal and your loan, and some builders tie their best credit to their preferred lender.
Get the credit terms in writing with the lender named. Then compare them against an outside quote. Negotiating closing cost contributions on a DFW new build walks through the order to ask in. Dallas County, where Lancaster sits, posted a $370,000 median in July 2026 with homes taking 45 days to sell (NTREIS, July 2026), so builders there are competing with resale inventory for your cash.
What about a rate buydown instead of a closing cost credit?
A builder credit can pay for a buydown or for closing costs, but the same dollars cannot do both. Which one helps more depends on how long you keep the loan and on the price of the buydown. Compare the two in writing before you sign.

Frequently asked questions
Can you roll closing costs into a new construction loan?
Generally you cannot finance closing costs into a purchase loan. A credit from the builder or seller is the usual way to reduce what you bring.
When do you pay the down payment on a new build?
The down payment is due at closing, usually by wire to the title company. Earnest money is the part you pay earlier.
Does the builder's lender change my cash to close?
It can. Some builders offer larger credits when you use their lender, so compare the full Loan Estimate from each lender, including the credit.
What are prepaids on a new build?
Prepaids are items paid in advance at closing, such as the first year of homeowner's insurance and several months of property tax set aside in escrow. They are part of the roughly 3% estimate above.
How much should I bring for a Lancaster new build with a VA loan?
VA loans can require no down payment for eligible borrowers, but closing costs and prepaids still apply. Ask your lender for a Loan Estimate based on your entitlement.
