Glenn Heights homes that sold in September 2026 spent a median 81 days on the market, up from 61 days a year earlier (NTREIS). Those homes closed at a median 92.5% of list, the lowest ratio among nine Southwest DFW towns. Based on current conditions, price your home against recent closed sales, not against the listings next door.
The median Glenn Heights sale in September 2026 took 81 days from listing to contract, compared with 61 days in September 2025 (NTREIS Monthly MLS Summary Report, September 2026). Closing comes after that, so plan for more time between listing day and the day you hand over keys.
The same report shows 80 active listings, 17 pending sales, and 4.6 months of supply. That is about 4.7 active homes for every home under contract. Glenn Heights had only 14 closed sales in the month, so one or two unusual sales can move these medians. Read the direction, not the decimal.
Glenn Heights is one of the slower towns in the corridor right now. Same report, same month, single-family homes:
| Town | Median days on market | Sold-to-list | Months of supply |
|---|---|---|---|
| Midlothian | 83 | 95.7% | 4.6 |
| Glenn Heights | 81 | 92.5% | 4.6 |
| Cedar Hill | 77 | 95.3% | 3.1 |
| DeSoto | 68 | 93.8% | 4.9 |
| Mansfield | 65 | 94.5% | 3.3 |
| Red Oak | 58 | 95.8% | 4.5 |
Glenn Heights took 20 more days than a year ago. DeSoto went the other way, from 78 days to 68. Red Oak sellers are on a different clock; see how long it takes to sell a house in Red Oak.
The median Glenn Heights sale closed at 92.5% of list in September 2026, on a $339,500 median sold price (NTREIS). Divide $339,500 by 0.925 and the list price comes out near $367,000. That is about $27,500 of room, by my arithmetic on the board's medians.
That 92.5% is the lowest sold-to-list ratio of the nine towns in the report. Homes priced at what the last buyer paid still move. Homes priced at what the neighbor hopes to get sit, and then they take a cut.
The median sold price rose 2.9% in a year, from $330,000 to $339,500 (NTREIS). Time on market grew 20 days anyway. A price that matched the market last September can be a month behind it now.
Walk the numbers before you list. A buyer paying 7.40% (Freddie Mac PMMS, October 15, 2026) on the $339,500 median, with 20% down, borrows $271,600. Principal and interest is about $1,881 a month, with a 7.49% APR. Every $5,000 you add to the list price adds roughly $28 to that monthly payment, and your buyer feels it.
Payments cover principal and interest only. They leave out property taxes, insurance, HOA dues, and mortgage insurance. The APR assumes $1,495 in finance charges, no points, and 15 days of prepaid interest. This is an example, not a loan offer; rates change daily.
Three things move days on market that you control. Price is the first. Condition is the second: showing feedback that calls a house "dated" is a repair list, and which pre-listing updates return your money in Glenn Heights sorts the useful ones from the rest. The third is knowing your number before the first offer arrives. A line-by-line Glenn Heights net sheet shows what a list price turns into at closing.
Most agents hand you a number and a sign. A full pricing plan starts with your actual house, your payoff, and your next move. Get your free Home Selling Score and see where your home sits against recent closed sales.
On price, it leans toward buyers. Glenn Heights had 4.6 months of supply and a 92.5% sold-to-list ratio in September 2026 (NTREIS), so buyers are closing further below list here than in any of the other eight towns in the report.
The median sold price rose 2.9% year over year, from $330,000 to $339,500, on 14 sales (NTREIS). With so few sales, the mix of homes sold drives the median.
The board counted 80 active listings and 17 pending sales in September 2026 (NTREIS).
No. Days on market runs from listing to contract. Closing follows, and the timeline depends on the buyer's financing and the contract terms.
No. The NTREIS report covers MLS sales only. Builder direct sales are not in it.
