You accepted an offer on your Cedar Hill home. The buyer's lender approved them at one rate. This week the rate moved, and the closing date you agreed to may not match the lock the buyer actually has.
If you are under contract in Cedar Hill, ask the buyer's agent two things: has the buyer locked their rate, and does the lock run past the closing date? An unlocked buyer carries the whole rate move into their payment. A lock that expires before closing means an extension fee or a new rate. Both can slow or end a sale, based on current conditions.
Freddie Mac's weekly survey put the 30-year fixed rate at 7.03% on September 24, up from 6.95% the week before (Freddie Mac via Nasdaq, September 24, 2026). Fortune's daily average on October 1 was 7.433%, up 32 basis points from 7.111% a week earlier, and mortgage applications fell 6% for the week ending September 25 (Fortune, October 1, 2026). The two sources use different methods, so the numbers differ. Both point the same direction.
This is an illustration, not a quote. Your Cedar Hill home sells for $335,000, close to the city median Redfin reported for July 2026. The buyer puts 5% down and borrows $318,250.
That is about $70 more every month, before taxes and insurance. A buyer approved close to their debt-to-income limit can fall out of the approval on a $70 move. If they were comfortable, they close and you never hear about it. You do not know which buyer you have until you ask.
A locked buyer with a lock that outlasts closing is the cleanest file. An unlocked buyer is a buyer betting on rates. Ask your agent to read the financing approval deadline in the Third Party Financing Addendum so you know the date the buyer can still walk.
Cedar Hill homes are taking about 45 days on average and selling near 98.2% of list price, per Redfin's July 2026 data (Redfin, Cedar Hill). Realtor.com's September 2026 report shows 27.5% of Dallas-area listings carry a price cut (Realtor.com, September 2026). Losing a buyer after weeks under contract costs you time you already spent.
Most agents focus on the house and wait for the lender to call. I hold a real estate license and a loan officer license, so I can read the buyer's loan file side of the deal and tell you whether the closing date is realistic. You see the risk before it shows up as a delay. Review your home selling options before you list so the contract terms fit your plan.
Not by law. You can ask in the contract negotiation for a closing date and a financing timeline, and your agent can ask the buyer's agent for lock status. Buyers often lock once they have a firm closing date.
The buyer usually pays an extension fee or takes the current rate. Either can change their payment and their approval.
No. A pre-approval letter is a starting point. The loan is not final until underwriting clears it and the appraisal comes in.
Often yes. Whether it works depends on the buyer's loan program and limits on seller contributions. Ask a lender to run it before you counter.
That depends on your contract, your timeline and the buyer's file. Talk it through with your agent before you decide.
A walk-through. An online estimate cannot see your condition, your updates or your payoff.
The sale is not done until the buyer's loan closes. Based on current conditions, know the lock status before you plan your next move, especially if you are buying or building after this sale.
