You pay one number on your student loan every month. Your lender may count a different one. On a Mansfield new build, that gap can move your approval by tens of thousands of dollars, and most buyers learn it after they have picked a floor plan.
Lenders do not always use the payment on your statement. If your loan is deferred or shows a $0 payment, many programs count a percentage of your balance instead, often 0.5% to 1%. A documented payment above $0 usually replaces that placeholder. Ask your lender which number it will use before you tour model homes, based on current guidelines and your loan program.
One 2026 lender guide lists the placeholder for a deferred loan at about 1% of the balance for Fannie Mae and about 0.5% for Freddie Mac, FHA and USDA. VA uses 5% of the balance divided by 12 months. For an income-driven plan with a $0 payment, Fannie Mae accepts a documented $0, while Freddie Mac, FHA and USDA use the 0.5% placeholder. The same guide notes that a documented payment above $0 replaces the placeholder almost everywhere, and that the new Repayment Assistance Plan sets a minimum payment of $10 a month (Tate & Associates, 2026 student loan guide). Guidelines change and lenders add their own rules, so confirm every detail with your loan officer.
Mansfield's median sale price was about $482,000 over the three months ending July 2026, up 0.5% from a year earlier, with homes taking about 48 days to sell at 98.0% of list price (Redfin, Mansfield, July 2026). A buyer in that range feels every dollar of monthly debt.
This is an illustration, not a quote. A Mansfield buyer earns $110,000 a year, which is $9,167 a month. They owe $60,000 in student loans. To keep the example simple, assume a lender allows total monthly debt of 45% of income, or $4,125. Programs and files differ, so treat 45% as a placeholder.
The $590 difference between the first and last line is about $86,000 of loan amount at 7.28%, the Freddie Mac average for October 1, 2026, counting principal and interest only (Freddie Mac, October 1, 2026). Same buyer, same income, same loan balance. Only the documented payment changed.
Do not change your repayment plan only to qualify. A plan switch can change what you owe over time, how your balance grows and when forgiveness applies. Talk to your servicer about the plan itself, then ask your loan officer how the resulting payment is counted. I am a loan officer, not your student loan servicer, so use their numbers.
Most agents focus on the house and send you to a lender later. I hold a real estate license and a loan officer license, so I run your student loan payment through the approval before you tour a model home. You see the price range that fits first, then pick the floor plan.
Often yes. Many programs count a percentage of the balance, such as 0.5% or 1%, even when you pay nothing today.
It depends on the program. Fannie Mae accepts a documented $0, while Freddie Mac, FHA and USDA use a 0.5% placeholder, per the 2026 guide cited above.
It depends on your balance, your plan and your documents. Ask your lender to run your file through each program that fits you.
It can remove the monthly payment from your debt count. It also uses cash you may need for down payment and closing costs, so run both versions with a lender first.
On a $60,000 balance, 1% is $600 a month. On the example above, that lowers the housing payment you can carry by about $590 compared with a $10 documented payment.
Your student loan payment is part of your price range. Based on current guidelines, find out which number your lender counts before you fall for a floor plan.
