Red Oak's median sold price rose 8.0% to $382,495 in September 2026, from $354,000 a year earlier (NTREIS). That is the biggest gain among the nine Southwest DFW towns we track. Red Oak had only 17 sales, so treat it as a direction, not a decimal. Based on current conditions.
The price moved up while the rate moved up too. The payment is where a buyer feels both.
On the board's September numbers, yes. Red Oak's median sold price is $382,495, up 8.0% from September 2025. Days on market fell from 77 to 58. Months of supply rose from 3.2 to 4.5, so buyers have more choice even as the median climbed.

Source: NTREIS Monthly MLS Summary Report, September 2026, released October 7, 2026. MLS sales only; builder direct sales are not included, so a new build costs more than this median shows.
Part of it. In September, Red Oak was up 8.0%, Mansfield 5.4%, Glenn Heights 2.9%, and Waxahachie 2.0%. Duncanville fell 14.7% and Cedar Hill fell 9.3% (NTREIS). Ellis County, where Red Oak sits, was up 5% at $422,450. Dallas County was flat at $360,000. One metro, a 23-point spread between towns.
At 20% down, a buyer at Red Oak's median now pays about $2,119 a month in principal and interest at 7.40%. A buyer at last year's median and last year's rate paid about $1,747. That is $371 more a month, or $4,452 a year, in the same town (my arithmetic).
| Sep 2026 median | Sep 2025 median | |
|---|---|---|
| Price | $382,495 | $354,000 |
| Loan (20% down) | $305,996 | $283,200 |
| 30-year rate | 7.40% | 6.27% |
| Principal and interest | about $2,119 | about $1,747 |
| APR | 7.48% | 6.34% |
Rates are Freddie Mac's 30-year averages from the Primary Mortgage Market Survey, release of October 15, 2026, which shows the year-ago figure. They are survey averages, not a quote. APR is my calculation: $1,495 in lender fees, no points, 15 days of prepaid interest, no mortgage insurance. Payments exclude taxes, insurance, and HOA.
Red Oak homes closed at 95.8% of list price in September (NTREIS). On the $382,495 median, that is roughly $16,800 under asking (my arithmetic on the board figures). Expect less slack than in DeSoto. A rate buydown or closing credit often does more for your payment than a lower price, which is why the 15-year versus 30-year math on a Red Oak new build is worth a look.
Know your real payment before you tour. Your credit tier changes the rate, and the rate changes what you can offer, as what your credit score costs you building in Red Oak shows. If your pre-approval letter predates the 7% prints, read why your Red Oak pre-approval was written at a different rate. Then see the area on the Red Oak, TX realtor page.
Next step: Get pre-approved in minutes and see the real payment on a Red Oak home.
Balanced. Red Oak had 4.5 months of supply in September 2026, up from 3.2 a year earlier (NTREIS).
The median was 58 days in September 2026, down from 77 a year earlier (NTREIS).
83 active single-family listings at the end of September 2026 (NTREIS).
It rests on 17 closings. City medians on that few sales swing with the mix of homes, so use the direction and ask for comps on a specific house.
Only MLS-listed new builds. Builder direct sales are not in the board report, so ask for the builder's current price sheet and incentives.

There are two different types of loans conventional loans and government-backed loans. The main difference is who insures these loans:
1 - Government-backed loans (FHA, VA and USDA):
(a) - Are, unsurprisingly, backed by the government.
(b) - Include FHA loans, VA loans, and USDA loans.
(c) - Make up less than 40 percent of the home loans generated in the U.S. each year.
2 - Conventional loans
(a) - Are not backed by the government.
(b) - Include conforming and non-conforming loans (such as jumbo loans).
(c) - Make up more than 60 percent of the loans generated in the U.S. each year.
1 - FHA LOANS:
FHA loans, which are insured by the Federal Housing Administration, are typically designed to meet the needs of first-time homebuyers with low or moderate incomes. FHA loans can be approved with a down payment of as little as 3.5 percent and a credit score as low as 580.
FHA loans are often called “helper loans,” because they give a leg up to potential borrowers who may not be able to secure one otherwise. For this reason, FHA loans have maximum lending limits, which are determined based on housing values for the county where the for-sale home is located.
Because the agency is taking on more risk by insuring FHA loans, the borrower is expected to pay mortgage insurance both at the time of closing and on a monthly basis, and the property must be owner-occupied.
2 - VA LOANS:
VA loans are backed by the Department of Veterans Affairs and they are guaranteed to qualified veterans and active-duty personnel and their spouses. VA loans can be approved with 100 percent financing, meaning VA borrowers are not required to make a down payment.
Unlike FHA loans, borrowers do not have to pay mortgage insurance on VA loans.
3 - USDA LOANS:
You may also hear about USDA loans, which are backed by the United States Department of Agriculture mortgage program. USDA loans are intended to support homeowners who purchase homes in rural and some suburban areas. USDA loans do not require a down payment and may offer lower interest rates; borrowers may have to pay a small mortgage insurance premium in order to offset the lender’s risk.
Buyers who have a more established credit history and a larger down payment may prefer to apply for a conventional loan. These loans may offer a lower interest rate and only require the home buyer to purchase monthly mortgage insurance while the loan-to-value ratio is above a certain percentage, so a conventional loan borrower can typically save money in the long run.
Conventional loans are divided into two types: Conforming loans and non-conforming loans.
1 - CONFORMING LOANS:
Conforming loans are those that meet (or conform to) predetermined standards set by Fannie Mae and Freddie Mac — two government-sponsored institutions that buy and sell mortgages on the secondary market. By selling the loans to "Fannie and Freddie," lenders can free up their capital and return to issue more mortgages than if they had to personally back every loan that they approve.
The main standard for conforming loans is that the amount borrowed must be under a certain amount; in Alaska, a single-family home loan must be under $647,200 in order to be considered conforming.
Properties with more than one unit have higher limits.
2 - NON-CONFORMING (JUMBO) LOANS:
But what happens if a borrower wants to borrow more than the Freddie- and Fannie-approved loan amount? In this case, they would have to apply for a “jumbo loan,” which is the most common type of non-conforming loan.
Because the lender cannot resell the jumbo loan (or any non-conforming loan) to Freddie Mac or Fannie Mae, jumbo loans are considered to be riskier than a conforming loan. To protect against this risk, the bank will typically require a higher down payment; the interest rate on a jumbo loan may also be higher than if the same borrower applied for a conforming loan.
Rate types: Fixed-rate vs. adjustable-rate mortgages.
In addition to the loan type you choose, you’ll also have to determine if you want a fixed-rate mortgage or an adjustable-rate mortgage (ARM). A fixed-rate mortgage has an interest rate that does not change for the life of the loan, so it provides predictable monthly payments of principal and interest.
An adjustable-rate mortgage typically offers an initial introductory period with a low-interest rate. Once this period is over, the interest rate adjusts periodically, based on the market index. The initial interest rate on an ARM can sometimes be locked in for different periods, such as one, three, five, seven, or 10 years. Once the introductory period is over, the interest rate typically readjusts annually.
