If you’re thinking about buying a new construction home in Dallas, one of your first questions is probably, “What’s this going to cost me?” The answer depends on a few key factors, including location, builder, upgrades, and timing. I work with buyers all over the Dallas-Fort Worth area and help break down the numbers so there are no surprises.
Let’s walk through what you can expect to spend — and how to make the most of your budget.
As of 2025, most new construction homes in Dallas start around $375,000 and can climb well past $900,000 depending on the area and size.
Here’s a rough pricing range based on location:
South Dallas/Red Oak: $375,000 to $450,000
McKinney/Prosper: $450,000 to $650,000
Frisco/Celina: $550,000 to $800,000
North Dallas/Park Cities: $800,000 and up
For buyers looking at a move-in-ready home from a quality builder, the sweet spot is usually between $425,000 and $650,000.

This is where a lot of buyers get caught off guard. Here’s what your base price usually includes:
Standard floor plan and elevation
Basic flooring, countertops, and appliances
Lot (but not always the premium ones)
Warranty coverage
What’s not included? Upgrades, lot premiums, closing costs, landscaping, and sometimes blinds or fencing.
Most buyers add between $20,000 and $60,000 in upgrades depending on the builder. I always go over the upgrade list with my clients to help keep the budget in check.
Most common upgrades:
Luxury vinyl or engineered wood flooring
Quartz or granite countertops
Extended patios or outdoor kitchens
Smart home packages
Designer light fixtures
Some builders also charge $5,000 to $25,000 for lot premiums, especially if it’s a corner lot or backs up to a greenbelt.
Buying a home isn’t just the sticker price. Make sure to plan for:
Earnest money: Typically 1% of the sales price
Design center deposit: Some builders require $5,000 to $15,000 upfront for upgrades
Closing costs: Usually 2% to 5% of the purchase price
HOA fees: These range from $300 to $1,200 per year
Property taxes: Most new communities have 2.3% to 3.1% tax rates

Many builders in the Dallas area offer incentives to attract buyers. These might include:
Help with closing costs
Interest rate buydowns
Free appliance or upgrade packages
In 2025, we’re seeing more builder credits return as inventory grows, especially in outer suburbs like Princeton, Anna, and Forney.

Are new construction homes more expensive than resale?
Sometimes. But with fewer repairs and warranties included, many buyers find the long-term value worth it.
Can I negotiate the price of a new home?
You can often negotiate incentives, upgrades, or closing cost help. The base price is usually firm with large builders.
How much do I need as a down payment?
It varies. Many buyers put 5% to 20% down. VA and FHA loans require less.
Can I buy a new home if I have a house to sell?
Yes. Many builders accept contingency contracts or longer closings. I help you time it right.
What’s the best time to buy new construction in Dallas?
Early in the year or during builder closeout seasons (typically late summer or fall) can be the best times to find deals.
Buying a new construction home in Dallas is an exciting step, but understanding the full cost helps you make smart decisions. From base prices to upgrades and incentives, I’m here to help you navigate every part of the process with clarity.
