Hi, I’m Steven Thomas with Refind Realty. If you’re planning to sell your current home and buy a new one in Dallas, you’re not alone—and timing both sides of the move can be tricky. But with the right strategy, it’s possible to sell your house at the right time, avoid unnecessary stress, and land smoothly in your next home.

Here’s how I help my clients in Dallas-Fort Worth balance both transitions like a pro.

Know Your Local Market Conditions First

Dallas real estate has its own rhythms. As of 2025, homes in many DFW neighborhoods are sitting on the market a bit longer than last year. Average time to sell is now around 38 days, though that varies by area and price point.

I always start by reviewing recent sales in your neighborhood, along with inventory levels and buyer demand. This helps us estimate how quickly your current home might sell.

Align Your Timeline with Precision

Here are three timing strategies I often walk clients through:

1. Sell First, Then Buy

This is often the safer path financially. It gives you clear funds to work with for your next purchase and prevents you from carrying two mortgages. The challenge? You may need temporary housing in between.

2. Buy First, Then Sell

This only works if your finances allow you to carry both homes temporarily—or if you’re buying a new construction home with a longer build time. The upside? No moving twice.

3. Close Both Homes on the Same Day

This takes coordination, but I do it all the time. The key is syncing your closing timelines with both title companies and making sure both buyer and seller contingencies are in place. I manage that process from end to end so you can focus on the move.

Buying New Construction? That Changes the Timeline

Many of my clients are selling their current homes and building new ones. If that’s you, the timeline depends on the builder’s construction schedule. Most builds in Dallas take 6 to 9 months, which gives you a buffer to prepare and sell at the right time.
