Short answer: Midlothian homes closed at 98.1% of their list price in August 2026 (RPR/NTREIS, as of 8/31/2026). On the $491,000 median sale, that works out to roughly $9,500 under the final list price. Your own number depends on your price, your condition, and whether you priced to sold comps or to active listings.
It is easy to compare your number to the house down the street that is still sitting on the market. Sold comps tell you something different, and the gap between the two is where listings go stale.
How far below asking do Midlothian homes sell?
The typical Midlothian sale in August 2026 closed about 1.9% below its list price. That is the distance between the price a home carried when it sold and the price on the contract. It is a much smaller number than the gap between today's active listings and closed sales.

| Median list price (active listings) | $568,250 |

The dollar math: a home that closed at $491,000 at a 98.1% ratio carried a list price near $500,500. The difference is about $9,500. Treat that as arithmetic on a median, not a prediction for your house.
Why is Midlothian's median list price $77,250 above its median sold price?
The two medians measure different homes. The list median counts every home on the market at month-end, and larger, pricier homes sit longer. The sold median counts what closed that month. Part of the $77,250 gap is mix, and part is homes priced above where buyers are paying.
The year-over-year trend shows the split. Midlothian's median list price was $525,000 twelve months ago and sits 8.24% higher now. The median sold price was $474,990 a year ago and is up 3.37% (RPR, as of 8/31/2026). Asking prices moved more than closing prices did.
A high list price can win a listing appointment. It does not change what buyers pay. The only way to know which side of that gap your house belongs on is to walk it.
What should you price from if homes sell about 2% under list?
Price from sold comps, not from active listings. Closed sales in your subdivision over the last 90 days show what buyers paid. Active listings show what other sellers hope for. Start with the first set and treat the second as competition.
- Pull sold comps from the last 90 days in your subdivision and the next one over.
- Decide whether you can accept a sale about 2% under your list price, based on current conditions.
- Check search breakpoints. A $505,000 list price can hide your home from buyers who cap searches at $500,000.
- Decide in advance how you would use seller concessions instead of a price cut.
How does Midlothian compare with other Southwest DFW towns?
Midlothian had the lowest sold-to-list ratio of the five towns RPR tracked for August 2026. Buyers there had more room to negotiate than in DeSoto, Red Oak, or Glenn Heights. Ellis County as a whole ran 76 median days on market in July 2026, against 45 in Dallas County (NTREIS/MetroTex).
| Town | Sold-to-list | Median days on market |
|---|---|---|
| Glenn Heights | 99.6% | 65 |
| Red Oak (75154) | 99.2% | 45 |
| DeSoto | 99.1% | 27 |
| Cedar Hill | 98.2% | 32 |
| Midlothian | 98.1% | 36 |

The ratios look close. The asking-side distance is not. In Cedar Hill the median list price sits $118,750 above the median sold price, and that wider gap is why Cedar Hill houses sit unsold. Midlothian's gap is $77,250. Both come back to the same question: which side of the gap does your house sit on?

A median cannot price your house. The Home Selling Score is a 30-minute walk-through at your property. You get a number at the end. A score of 85 or above means the home has a real opportunity at your target price. Below 85, you get a specific list of what to fix before you list. FAQ: selling below asking in Midlothian
Do Midlothian sellers get their full asking price?
Some do. The median Midlothian sale closed at 98.1% of list price in August 2026, so most sales close under the final list price. Plan for a negotiation, based on current conditions.
Should I price high and cut later?
Starting high spends market days to learn what the first price should have been. Midlothian's median home spent 36 days on the market in August 2026 (RPR), and Ellis County ran 76 days in July (NTREIS). Those days add up in mortgage payments, taxes, and insurance.
What is a sold-to-list ratio?
It is the closing price divided by the final list price. A ratio of 98.1% means a home listed at $100,000 closed near $98,100. It measures negotiation on sales that closed. It does not count listings that expired or were withdrawn.
Does my home's condition change how far below asking I sell?
Yes. Condition affects where a home lands inside the range. Fixing the items an inspector or buyer will flag before you list protects your price.
Does the 98.1% apply to my street?
No. It is a Midlothian-wide median for August 2026. Your subdivision, lot, updates, and list price move your result up or down.
Active listings point high and closed sales point lower. Price from the closed side.
