Lancaster homes that sold in September 2026 sat a median 40 days on the market, one day longer than a year earlier and the fastest of the nine Southwest DFW towns in the NTREIS report. Supply climbed from 3.1 to 4.7 months, so a house priced above the contracts being signed still waits. Based on current conditions.
Lancaster is the quick town in the corridor, and that makes sellers relaxed about price. Supply rose by a month and a half in a year. The fast sales belong to homes priced where buyers are already signing, and that is the number to find before you list.
How long does it take to sell a house in Lancaster right now?
The median Lancaster home sold after 40 days on the market in September 2026, against 39 days a year earlier. Add 30 to 45 days from contract to closing and a typical seller is looking at about 2.5 to 3 months from listing to keys. The closing window is my estimate, not a board figure.

Why does Lancaster sell faster than Cedar Hill, DeSoto, and Glenn Heights?
Lancaster's 40 days is the shortest of the nine corridor towns in the September report. Cedar Hill was 77, DeSoto 68, Glenn Heights 81, Midlothian 83 (NTREIS). The board does not print a reason. My read: Lancaster has the lowest median sold price of the nine at $270,000, and homes at that price draw the widest pool of buyers.
The cushion is thinner than it looks. Months of supply went from 3.1 to 4.7, and the median sold price slipped 4.3% on 21 sales. City medians on that few sales swing with the mix of homes that closed, so use the direction, not the decimal. For how a Lancaster list price meets rising rates, read how Lancaster home prices respond to 7.40% mortgage rates. The same report shows Glenn Heights days on market rising from 61 to 81.
How far below list do Lancaster homes sell?
Lancaster homes closed at 95.8% of list in September 2026 (NTREIS). On the $270,000 median that is about $11,800 under asking. That figure is my arithmetic: it implies a list price near $281,800. The sellers who closed in 40 days gave up under 5% to do it.
What does a 7.40% rate do to your buyer's payment?
On the $270,000 September median with 20% down, principal and interest is about $1,496 a month at 7.40% (7.50% APR). At last year's 6.27% it was about $1,333 (6.36% APR). That is $163 more every month on the same house, and your buyer weighs it before they write an offer.
Rates are Freddie Mac Primary Mortgage Market Survey weekly averages for October 15, 2026, and the same week a year earlier (6.27%), from freddiemac.com/pmms, not quoted rates. The loan is $216,000. Payments cover principal and interest only, not taxes, insurance, or HOA dues. APRs assume $1,495 in lender fees, 0 points, and 15 days of prepaid interest, with no mortgage insurance. This is an illustrative example, not a loan offer or a rate lock. Steven J. Thomas, NMLS #689220, Envision Home Lending LLC, Company NMLS #2619789.
How can a Lancaster seller sell in under 40 days?
Nobody can promise a number of days. Four moves give you the best odds, in this order:
- Price against the 19 pending contracts, not the 100 active listings. Pending sales show what buyers accepted.
- Count how many active homes in your price band have already passed 40 days. Those are stale, and your buyer is comparing you to them.
- Fix what an inspector will flag before the first showing. A repair list in week six costs more than one in week zero.
- Price for the first two weeks. Most showings land early, and a cut after day 45 shows a buyer a weaker seller.
Zillow misleads sellers on step one, because it cannot see the contracts. A walk-through can. Start with your free Home Selling Score and see where your house sits.

FAQ: selling a house in Lancaster
Is Lancaster a seller's market?
Lancaster had 4.7 months of supply in September 2026 (NTREIS), which sits in balanced territory, up from 3.1 a year ago. Homes still sell fast at 40 days, so priced-right houses move and the rest wait.
Did Lancaster home prices fall in 2026?
The median sold price was $270,000 in September 2026 against $282,000 in September 2025, down 4.3% (NTREIS). On 21 sales, mix moves that number, so a walk-through gives a truer read on your house.
How many Lancaster homes are for sale?
There were 100 active single-family listings in September 2026 (NTREIS), with 19 pending sales.
Should I wait until spring to list my Lancaster home?
Nobody can promise spring will be better. A 7.40% rate adds $163 a month to the median home today, and waiting means carrying your mortgage, taxes, and insurance for every month you hold.
What is the fastest way to sell my Lancaster house?
Price it to the contracts being signed now, fix inspection items first, and list when you are ready to show. Your Home Selling Score gives you a starting number.
