A model cannot see inside your house. It does not know about the 2023 roof, the original carpet, or the foundation work you finished in the spring. It also works with thin sale-price data. Texas does not require sale prices to be recorded in public records, so a model has less to learn from here than in states that publish them.

Once a home is listed, an agent adds photos, condition, and a list price, and the error drops. That is why the on-market median is 1.94% and the off-market median is 7.06%. The gap is the missing information.

Your appraisal district value is a separate number. The Dallas Central Appraisal District sets values for tax purposes as of January 1. It is not a list price either.
